I do an extensive check to qualify a potential tenant; this includes doing a criminal background check, eviction check, credit check, employment verification, and previous rental history. QUALIFYING TENANTS IS THE MOST IMPORTANT PART OF PROPERTY MANAGEMENT.

I advertise for perspective tenants, collect the money (1st month’s rent & the security deposit), sign the lease with the tenant, and do the initial walk through with the tenant to insure that everything is working order.

On a monthly basis I collect rent and direct deposit, send monthly statements and accounting, coordinate repairs (I have all the repair personnel necessary; a/c, electric, plumbing, roofing…) taking care of tenant issues, renew the lease, and do walkthroughs in the property to observe the condition the tenant is keeping it in.

For all the owners that I work for there is an agreed upon dollar amount upon which the owner receives a phone call if a repair exceeds a specified amount. Approval would need to be given for the repair to take place. The amount is normally $300 or more but that is up to each owner to decide.
